Podere Palazzone is a unique holiday experience, nestled in the heart of Tuscany’s stunning countryside between Montepulciano, Montefollonico and Pienza. The property is designed for those seeking adventure and tranquility alike.

History
Podere Palazzone is the culmination of a sympathetic and extremely detailed restoration spanning 5 years, and is the jewel in the crown of the Trefonti Estate, a 200 acre organic farm which surrounds the property. Now a much-loved family home, it is open to discerning guests looking for the ultimate Tuscan retreat in the most magical setting.
Olive groves, woodlands and wildflower meadows lead to breathtaking, 360 degree panoramic views towards Montepulciano, Monte Amiata, Pienza and the distant Sybillini Mountains. This once dilapidated and crumbling traditional farmhouse has been respectfully restored preserving original features, salvaging original materials as well as incorporating every modern comfort for 21st century living.

Amenities
Podere Palazzone comfortably accommodates up to 12 guests in a total of 6 en-suite bedrooms.
MAIN HOUSE - GROUND FLOOR
The large entrance hall leads to a study / games room as well as a very spacious, glass-covered atrium which floods the house with natural light.
Loggia: The atrium opens onto a large sitting area with several sofas and large screen TV, perfect for extended family gatherings.
Kitchen: very well equipped with 2 dishwashers, 3 fridges, oven, hob, indoor fireplace (also an indoor BBQ) and 2 coffee machines (including Nespresso).
Sitting Room: beautifully furnished with modern furniture and lighting, providing a cool retreat in summer as well as a cosy retreat in winter, with an open fireplace.
Dining Room: Off the Sitting Room is a spacious dining room with table seating for 12, ideal for large family gatherings or sumptuous dinners when it's too cool to sit outside.
Guest cloakroom: Designer sink with WC
Laundry: Washing machine, drier, iron, first aid kit and shoe polishing kit are made available to guests at all times.
MAIN HOUSE - FIRST FLOOR
Bedrooms 1: Master with 4-poster bed, sitting/dressing area and large en-suite bathroom with shower and bathtub, 2 basins, toilet and bidet.
Bedrooms 2, 3 and 4: Spacious double bedrooms, all en-suite, 1 of which can be made into a twin.
2 cots and highchairs are also available.
APARTMENT / ANNEXE
The annexe is completely self-contained and is located in the east wing of the house. It is attached to the main house but not interconnected, perfect for families and friends who love to holiday together but want a bit more privacy.
A large arched entrance leads to a spacious open plan sitting area with wood burner, kitchen, and dining area.
Kitchen: Very well equipped with electric oven and hob, fridge-freezer, dishwasher and Nespresso machine.
Bedroom 1: Double with en-suite bathroom with double sinks. Door leads out to private terrace with stunning views of Montepulciano.
Bedroom 2: Double with en-suite bathroom (can be made into a twin). Accessible for disabled.
GARDENS and GROUNDS
The gardens and grounds of approximately 2 acres are entirely fenced in from the surrounding organic fields and woodlands. Entry through electric gates leads to a large parking area in front of the house as well as:
Parking: Covered parking for up to 4 vehicles with electric car charging point
Dining terrace: Covered seating for 12 guests with adjoining BBQ
Sunset terrace: Covered sofa seating area for 12 guests with incredible sunset views
Pool: infinity pool of 18.5 x 5m (fenced and unheated) is open all year
Jacuzzi: Open all year (extra heating costs apply)
BBQ: Gas BBQ
Pizza Oven: Very large, original brick pizza oven between the main house and annexe
Bicycles: Parking for 4 bikes under cover by front door with electric charging point
Recreation: Outdoor ping-pong table and interior football table

The villa is available to book from Saturday to Saturday. For other lengths of stays, please contact us and we will do our utmost to accommodate you.

Daily maid service is included to freshen up beds and bathrooms (except Sunday, which is a rest day).

Complete linen change is carried out on Wednesdays and Saturdays

Private chef - if you wish to celebrate a special occasion, we have a number of excellent, local private chefs we can put you in touch with to help you organise your perfect dinner party

We had a wonderful holiday with family celebrating our son’s 40th birthday. The villa is exceptional, very clean and spacious and has been restored with taste and style both inside and outside. We loved watching the sunset each evening with fabulous views all around then eating in the beautiful dining room after our young grandchildren had gone to bed.
Our host Nic was great and available whenever needed and a special thanks to our daily housekeeper who tidied the kitchen and emptied our waste.

The property is stunning. The house is modern, spacious and comfortable. The setting is beautiful and private. Nic was an exceptional host who provided us with all the information we needed and more. We enjoyed cooking at home together and dinner was so special in the beautiful dining room with seating for all 10 of us. We enjoyed playing games around the fireplace and a nice soak in the hot tub after a day of exploring the hill towns.
The view of Montepulciano from the property is breathtaking.
